Central Maine Apartment Owners Association Inc

The Central Maine Apartment Owners Association Inc (CMAOA) is a non-profit trade association based in Waterville, Maine. It is organized as a 501(c)(6) business league, which includes chambers of commerce and real estate boards, focused on improving business conditions. Donations to this organization are not tax-deductible[5].

Mission and Activities

CMAOA primarily serves as a voice for landlords and property managers across Central Maine, with over 600 active members managing more than 4,000 residential rental units[1]. The association aims to provide education, advocacy, and various resources to support its members in managing rental properties effectively. CMAOA also plays an active role in lobbying for legislative changes that impact the rental property industry in Maine[1][4].

Geographic Scope

While primarily focused on Central Maine, CMAOA's influence extends beyond its core region. Members have properties throughout much of Maine, and the association has been involved in statewide legislative efforts[1]. The area served by CMAOA spans from north of Newport and Pittsfield, east to Unity, Palermo, Windsor; south to Hallowell, Richmond, Bowdoinham; and west to Belgrade, Winthrop, and Monmouth[1].

Financial Overview

In recent years, CMAOA reported a relatively stable financial profile. For the year 2023, the organization had revenues of approximately $57,700 and expenses of about $57,300, resulting in minimal surplus. At the end of 2023, CMAOA held total assets of approximately $85,700 with no outstanding liabilities[5].

Leadership and Governance

CMAOA is led by a board of directors and officers who volunteer their time without compensation. Key leadership positions include a president, vice-president, treasurer, and several directors[5]. The absence of paid executive positions reflects the organization's community-focused mission and non-profit status.

Overall, CMAOA plays a significant role in advocating for rental property owner interests in Maine, while also providing essential resources and educational opportunities to its members.
