History and Formation

In January 2020, Enterprise Community Development was formed through the merger of two prominent Mid-Atlantic affordable housing organizations: Enterprise Homes, Inc., and Community Preservation and Development Corporation (CPDC). This merger combined 60 years of experience and resources, making Enterprise Community Development one of the nation's largest housing developers.

Mission and Approach

The organization adopts a resident-centered approach, prioritizing people as much as buildings. It advocates for a healing-centered framework in community development, which emphasizes building trust with residents, acknowledging racialized power dynamics, and promoting healing across generations affected by racial oppression. Enterprise Community Development is the largest nonprofit owner and developer of affordable homes in the Mid-Atlantic, and it ranks as the sixth largest nonprofit affordable housing provider in the United States. It manages more than 23,300 residents across its properties. The organization designs, develops, and manages communities with a focus on resident success and well-being, offering dedicated resident services and tailored community programming. Its activities include new construction, acquisition, and preservation of affordable housing, as well as asset management and property management to ensure quality living experiences.

Enterprise Community Development is committed to sustainability, focusing on clean energy projects such as solar installations and building electrification. It plans to develop nearly 50 MW of solar generating capacity over several years, contributing to environmental sustainability alongside its social mission.
