Fairhope Single Tax Corporation

The Fairhope Single Tax Corporation is a 501(c)(4) nonprofit organization established in 1904, originally known as the Fairhope Industrial Association since its inception in 1894[1][2]. Located in Fairhope, Alabama, it was founded by a group of 28 individuals from Des Moines, Iowa, led by Ernest B. Gaston, with the goal of creating a community based on the single-tax theories of Henry George[1][2]. George's theories, outlined in his book Progress and Poverty, emphasized the concept of taxing land values rather than property structures to promote economic equality[3][4].

History

In 1894, the group chose the eastern shore of Mobile Bay for its colony due to the availability of affordable land and favorable climate[3][4]. The colony was named Fairhope because its founders believed they had a "fair hope" of succeeding with their singular vision[3]. Initially, the colony leased land to settlers under 99-year renewable leases, allowing them to own any improvements they made on the land[2][4]. Although the colony never fully implemented a pure single-tax system, it aimed to adhere as closely as possible to George's principles[2].

Over time, financial challenges and the inability to purchase contiguous land led to adjustments in the colony's structure. The City of Fairhope was officially incorporated in 1908, incorporating both colony and non-colony properties[3]. Despite these changes, the colony continued to play a significant role in community development.

Current Operations

Today, the Fairhope Single Tax Corporation owns approximately 4,500 acres of land within and around Fairhope, with the majority located in the downtown area[1]. The corporation continues to lease land under 99-year agreements, with lessees responsible for paying rent that includes property taxes and a fee supporting community projects[1][4]. This approach supports local enhancements such as parks, community infrastructure, and cultural institutions[1][4].
